    Position Summary:

    The Sales Director is a sales’ professional responsible for maintaining and increasing occupancy levels in our senior living community.  By creating and following a strategic business plan, the ideal candidate will manage their sales funnel, create urgency with prospects and follow a sales process through closing to achieve revenue targets. 


    Required Experience for Sales Director:

    • High school graduate or equivalent required.
    • Bachelor’s degree in Marketing, Business Administration, or related field preferred.
    • Five to seven years of supervisory experience preferred.
    • Evidence of the ability to market aggressively and deal tactfully with prospective residents and others.
    • Must be able to work closely with older adults.
    • Must have excellent oral and written communication skills.
    • Must possess excellent listening skills.
    • Must possess leadership abilities, initiative, and interpersonal relations.
    • Must possess a valid Driver’s License.


    Primary Responsibilities for Sales Director:

    • Ensure that your department is within budget and provide monthly written explanation of
    • Maintain current and accurate Spend-down
    • Follow and enforce Retirement Communities’ purchasing policies and
    • Ensure that budgeted occupancy goals are
    • Ensure appropriate sales coverage.
    • Manage the move-in coordination
    • Follow up with inquiries in a timely and professional
    • Manage all sales and marketing activities at the community including speaking engagements, events, and referral
    • Monitor effectiveness of sales and marketing
    • Weekly sales roadmaps are achieved on a consistent
    • 90-day referral development plans are implemented, updated and outcomes monitored
    • Ensure that deposits, refund requests and Residency Agreements are processed in a timely
    • Ensure that the current Residency Agreement reflects the services provided by the community to the Residents and is Retirement Communities’ current standard
    • Maintain current policies and procedures for your
    • Attend all management meetings as
    • Ensure that work schedules for department are posted and are legible for associates at least two weeks in advance.
    • Conduct daily sales stand-up and weekly sales meetings.
    • Keep the lead tracking system and all required reports and records accurate and up-to-date.
    • Ensure that marketing samples are organized and easily
    • Develop Marketing Plan on a quarterly basis to cover advertising, direct mail, public relations, events, referral programs and all other ways of generating
    • Work with Common Sail Investment Group to develop all marketing materials needed on a timely
    • Competitive Analysis is completed at a minimum of twice per year. Sales Director must complete an in-person visit to each competitor at least once per
    • Inbound phone recordings of sales calls audited at least once per week and utilized as a coaching tool for both the sales director’s and sales associate’s
    • Engage in Breakthrough Project(s) as well as ensure that each Associate in your department is engaged in Breakthrough Project(s).


    • Ensure that Standards Reviews have been completed in your department every six months resulting in a score of 90% or greater. One will be a self or peer review and the other for accreditation.
    • Have a personal Partnering Survey conducted at least annually.
    • Conduct and document weekly team meetings for your
    • Ensure that all associates in your department attend general orientation within two weeks of hire or as required by law, whichever is
    • Provide ongoing in-services as required by law.
    • Ensure that the HR Director and Executive Director approve every involuntary separation in your department before that
    • Respond to associate requests in a timely and friendly
    • Maintain confidentiality with all associate
    • Ensure compliance with all federal, state and local regulations for your
    • Ensure compliance with all Common Sail Investment Group policies and
    • Ensure that your department has fully implemented compliance plans.
    • Develop and implement strategies to increase resident
    • Review and respond to comment cards for your department as requested by the Executive
    • Maintain confidentiality with all resident


    General Working Conditions:

    This position entails standing for long periods of time.  While performing the duties of this job, the employee is required to communicate effectively with others, sit, stand, walk and use hands to handle keyboard, telephone, paper, files, and other equipment and objects.  The employee is occasionally required to reach with hands and arms. This position requires employee to effectively present information in one-on-one a small group situation with residents, guests, and other associates. This position requires the ability to review detailed documents and read computer screens.  The employee will occasionally lift and/or move up to 25 pounds. The work environment requires appropriate interaction with others. Employee must be able to read, write, and speak fluent English. The noise level in the work environment is moderate.  Occasional travel to different locations may be required.
